Part exchange

 

Are you looking to move house, but worried about the time it could take to sell your existing property?  Why don't you look to sell your house to us in exchange for a brand new home?  

 

Available on certain plots our part exchange offer will allow you to trade up on your current property (so long as the anticipated selling price of it is less than 70% of the price of your new home) and move in quickly and painlessly.  We'll even pay the estate agent fees for you!

Shared equity


Struggling to save the full 20% often required for a mortgage?  How does a shared equity offer where you pay 85% of the cost of your home but own 100% of it from day one sound to you?

 

You'll need to be able to raise 5% of the required mortgage deposit and we'll take a second legal charge on your property for the 15% shortfall.  It's only available on certain plots but with an interest and rent free period of 10 years shared equity really could be your key to unlocking your new home.  The shared equity is a percentage stake in the value of your home, not an actual amount of money, therefore repayments are made as a percentage of the market value of your home at the time they are made.  This means that the total you repay to us could go up or down depending on the market value.  More information about this offer is on our information sheet here but are sales manager can tell you everything you need to know!

 

Deposit contribution

 

This offer is only available to first time buyers, and on certain plots.  We know how difficult it is to save a 20% deposit for a house, especially as a first time buyer.  Quite often once you've scraped together all your savings, raided the bank of mum and dad and borrowed from friends and relatives you can still find yourself a little short.  Worry not though, this is where we can step in.

 

As long as you have at least 10% of the required mortgage deposit we can loan you the balance.  We secure the loan on your new home and you can pay us back over an agreed timescale, interest is charged on the loan at 1.5% above the Bank of England baserate and we can provide an illustration of how this will work for you.
